How women are influencing today's property market – and why Mbombela stands out

Women are playing an increasingly significant role in South Africa’s property market, both as homeowners and investors. Lightstone data shows that sole female property owners now outnumber sole male owners, with younger women also accounting for a growing share of bonded transactions.

In Mbombela, the trend hits close to home. Local female buyers are eyeing up real estate as more than just a place to live. Instead, it has become a vehicle for financial independence, long-term security, and the absolute freedom to shape their futures on their own terms.

What the numbers say about women homebuyers

According to Lightstone data, women now own more non-subsidised residential properties than men, with sole female owners accounting for approximately 1.4 million properties, compared with around 1.3 million owned by sole male owners.

Women also tend to enter the property market slightly later than men. The average age at which women buy property is around 44, compared with 40 for men. Today, the average sole female homeowner is 59 years old, versus 57 for men. This points to a pattern of steadily building wealth through long-term ownership, rather than necessarily pursuing higher-value properties earlier in life.

The shift becomes particularly noticeable from the late twenties onwards. While women and men begin buying homes at similar levels during their twenties, from age 29, sole female buyers consistently outnumber sole male buyers across every age category.

Younger women are also making up a significant share of current activity. Women under 35 accounted for almost half of all bonded transactions in 2025, while women aged 35 to 55 recorded the largest overall share of residential purchases.

Moving the market, especially in Mbombela

Women’s presence in real estate is reshaping buyer activity, but also changing the types of homes being bought and built. Lightstone data shows women own proportionately more properties in sectional-title developments and estates than men. With Mbombela also seeing growing overall activity in these segments, the trends offer an interesting perspective on the opportunities available to women buyers in the local market.

Mbombela is well known for its sectional title units, which make up around 23% of properties in the local market. These are concentrated in popular suburbs such as West Acres, Riverside, Sonheuwel, and Stonehenge. Lightstone data shows that sectional-title and estate registrations in Mbombela increased from 282 in 2024 to 437 in 2025, highlighting the demand.

Security, convenience, and low-maintenance living make these properties particularly appealing to women buying on their own. High on the priority list are features like 24/7 guarded security, boom access, and built-in safety systems, along with well-presented, appropriately styled homes featuring generous kitchens and living spaces. Buyers are also favouring well-connected locations that offer easy access to shops, schools, healthcare, and workplaces.

Affordability is another consideration. Nationally, homes priced below R1 million recorded the highest number of purchases among women, putting Mbombela’s relatively accessible entry points in the spotlight. One-bedroom properties can still be found from around R540,000 in areas like Nelspruit Central and Sonheuwel, making them an attractive option for this demographic.

BetterBond data also shows that average deposit requirements in Mpumalanga fell by 9% in 2026, potentially lowering the upfront capital needed to secure a home loan in the province. Buyers should keep in mind, however, that deposit requirements continue to vary depending on their financial profile, the lending institution, and broader market conditions.

  • Get financially fit: Clear existing debt and check your credit record early to ensure you meet affordability criteria. Strategic salary negotiation at work or finding secondary income streams can strengthen your financial position.
  • Save for a deposit: Building upfront capital lowers monthly instalments, boosts bond approval odds, and helps secure better interest rates.
  • Secure pre-approval: Working with a bond originator gives you a clear budget and shows sellers you are a serious, qualified buyer.
  • Prioritise safety and lifestyle: Research neighbourhoods carefully, balancing security features and low maintenance against proximity to schools, work, and support networks.
